Our policy written on your receipt reads “Positively no deposits or fees returned”. This includes all deposits including paid in full. We understand that problems and emergencies do come up. In this case we will make every effort to re-rent your unit and try to get some of your money back. In order to do this
- We must have it in writing that you are canceling at least two weeks in advance. Emails are fine. If we are not notified in advance, the balance can & will be charged
- We must have the original receipt in our hands in order to try to re-rent. Copies or faxes are not sufficient. It is a legally binding agreement. People have changed their minds in the past. If you have lost it, we must have this in writing as well. If we don’t receive the original receipt or letter, you are preventing us to re-rent it and the balance of rent will be charged
- If you rented over the internet or by phone rental must be accepted. You have removed the unit from the rental pool. We prefer all tenants to view the units in person. The pictures on our web site are updated to the best of our abilities and we feel represent true conditions If you are unhappy, we can try to re-rent but, unit must be vacated and time is limited
- If the property is re-rented, you will still lose our commission and rental fee. The difference is refunded
- If the property is re-rented at a discounted rate, you will lose the commission & fee as well as the difference in price. You must honor the cancellation. This may be better than losing it all.
- If the property is not re-rented the owner will get all your monies. You may choose to rent the property rather than forfeit your deposit. You can call to check periodically if it has been re-rented
- The new renter must move in and pay in full before any refund is issued. They have also cancelled in the past. Both deposits would go to the owner
- Refunds may not be issued until late September after owners are paid
Please make sure of dates etc. before you rent a unit. By booking a unit, you are taking it off the rental market during the time between the rental and we receive your receipt to cancel. The owner knows their unit is rented and expects to be paid. It is no fault of theirs if it goes vacant. We make every effort to re-rent. It is not always possible. If we feel harassed or do not receive cooperation we can and will invoke the signed policy.
